A: We are a private real estate investment firm that specializes in land sales, acquisition and development.  We offer financing to all our customers at the same great current rates.  We use a special proprietary system to find the ones that stand out above the rest!
 

Q: Are these actual pictures of the property you are selling?

A: Yes.  Any pictures that are of the area and not the actual property will be pointed out.   We make an effort to visit every property we own to give you first hand knowledge, not just some photographs taken off of google earth.  There are not many people that do this!  

 

Q: Does the property have utilities?

A: If the property has utilities it will say so on the listing.  We also list the approximate distance to utilities if known.  In some cases, utilities will actually be closer than listed due to them being brought futher in since we listed the property.  

 

Q: Are mineral rights included?

A: Some properties do include mineral rights.  Most properties sold in the United States have had the mineral rights retained by a previous owner at some point.   If so it will be stated in the listing or you can ask us to check the deed.  

 

Q: How much are property taxes?

A: The property taxes for the last year will be listed in the listing.  These can change from year to year, but not by much unless improvements are done to the property. 

 

Q: Do I need an attorney or real estate agent?

A: An attorney or real estate agent is not needed.  Of course if you would like your attorney or real estate agent to review documents prior to signing, we do encourage it!  We help you save on fees by using our clear plain language documents and saving you on commissions to realtors.   Any comissions due to realtors must be included in your down payment. 

 

Q: Do you offer financing?

A:  Yes!  In most cases we offer financing and very competitive interest rates ( below market for vacant land!).  We use the actual property you are buying as the security for the loan so no credit checks are needed.  We also do a few other things that protect you as the end buyer while making payments!  Just ask us! 

 

Q: Can I make a payment for my land over the internet?

A: Yes.  We send you an invoice every month for your payment.  You can pay simply by clicking a few buttons and paying through our secure server!  If you choose to pay by credit or debit card we do charge only what we get charged for the fees.  Bank transfers (E-checks), personal checks and cashier's checks are all accepted free of charge!  You have options! 

 

Q: How do I apply for financing?

A: There is no application process.  We use stated income and an interview to determine if you are capable of making the payments.  Since we use the actual property as security for the loan no credit checks are required. 

 

Q: How do I make arrangements to inspect the property before I buy it?

A: In most cases it is not necessary to make arrangements.  We do ask that you notify us if you want to take a look in case the property has been sold. We provide GPS coordinates to the properties and they will work in google maps or any GPS unit that has decimal degress.   We can assist in most cases with directions. 

 

Q: What documents do I need to apply for owner financing?

A: No documents are necessary since we make the decisions who we offer financing to.  We do want to make sure you are capable of making the payments before you buy the property so it ends in a win-win for everyone.  We do not want to have to foreclose on the property.  

 

Q: How long does it take to close on a property after I make my down payment?

A: You may start to enjoy your property immediately.  There are some prohibited uses while it's being paid off.  These include open pit mining, the removal of more than 10 yards of dirt, rocks, or other materials from the property, the storage of hazardous materials and excessive trash on the property.  Permission must be obtained prior to living on the porperty. 

 

Q: Can I live on the property while I am making payments?

A: In most cases the answer is no.  There are some exceptions we can make using our own discretion.  If you have financed the property through us, this is generally allowed when the property is 25-50% paid off and regular on time payments have been established.  We do grant permission in some cases before this.  Please ask!

 

Q: Can I Make improvements to the property while making payments?

A: Yes!  And we do encourage it.  If you're looking to live the off grid lifestyle or homestead, we recommend you ease into it.  By working on your property you will get an idea of the hard work and dedication it will take.  You will also be much better set up to make the transition. 

 

Q:  What is the 30 day guarantee all about?

A:  We make every effort to inform you of all the details of the property, provide pictures and all the information to help you make your decision.  We know even with seeing the details and pictures that you still may be asking, "Is this the right property for me?"  In order to alleviate some of the stress and unknowns we do offer a 30 day money back guarantee.  This is to give you ample time to go look at the property and make sure you love it.  If you don't love it, we don't want you to have it and we will take it back, no questions asked.  Unfortunately, the document prep fee is non-refundable as it does have costs to us associated with it.
